House Leveling Before the House is Listed to Sell in San Antonio

October 21, 2024

Our local foundation repair team is out lifting a house in San Antonio. This house leveling project is near the Northeast side of San Antonio in 78247. This was a house we lifted for a person who had recently been relocated. We were able to get the project done quickly so it can be sold and one less thing on his plate! The house has piers around the full perimeter and through the interior on the right side of the house. The doors were not able to lock correctly prior to the lift and had been adjusted several times. Once we lifted the house, the doors were all functioning properly and locks were smoothly gliding like normal! In this photo, we were finishing up after the foundation lift and cleaning up the remaining dust from the garage. When you are looking to sell your house and want to make sure your house is level for the new buyer, call your local foundation repair team that specializes in house leveling in San Antonio, TX! We recently repaired a slab foundation in San Antonio and the homeowners left us this amazing review. When you are looking for the best foundation repair company near you, call us at Risen Foundation Solutions! “Learning your home needs foundation work is a stressful situation. I had no clue what to look for in a company or what to expect. To try to make the best decision possible, I had 3 companies come and inspect our home and provide quotes. Risen Foundation was not the lowest proposal we received. I decided to go with them because our PM Krista was kind, informative, knowledgeable, patient and answered every question I had throughout the entire process. She communicated frequently and timely anytime I had questions. As a bonus, she was amazing with our three dogs who were wondering why she was there. Risen really provided a seamless and stress-free experience. They even called 811 to report the digging work for me. (I had forgotten this needed to be done.) I really appreciated this. One less thing I had to worry about. I also must commend the degree of care the crew (David, Humberto, Bryan, DeMarcus) took to preserve very large stone planters in our yard. This demonstrated to me they cared enough to leave our home exterior as they had found it. Not to mention, they were very kind to my 8-year-old who was curious to see what they were doing and get to know them better. The field supervisor Eleazar was also very friendly and reviewed the final measurements with me before leaving. Everyone I encountered on the team from start to finish was great! I would not hesitate to recommend Risen to anyone. Their knowledge and customer engagement are above and beyond what I expected. I hope to never have foundation issues again but if I do, I wouldn't hesitate to call Risen”

What Documents You Should Have Upon Completion of Your Foundation Repair Risen Foundation Solutions is a House Leveling Company that proudly serves local San Antonio area homes with slab foundations. We like to keep our homeowners informed throughout the process of repairing their foundation. We understand this process can be overwhelming and we want to help you as best we can. When your home requires foundation repair, it’s important to stay organized and keep track of key documents throughout the process. These documents not only ensure that the project is being conducted properly but can also provide essential records for any future home sales or inspections. Here’s a step-by-step guide to what you need before, during, and after the foundation repair process. 1. Start with an Evaluation Before embarking on any foundation repair project, it’s crucial to have an evaluation completed by a trusted foundation repair company or a structural engineer. This assessment will identify the specific issues and provide a roadmap for how to fix them. Keep the evaluation report as part of your documentation. Risen Foundation Solutions offers free slab foundation evaluations! 2. Ensure Proper Permits Are Pulled Once you've chosen a foundation repair company, it’s essential to verify that the company is pulling the necessary permits. These permits are required by most municipalities to authorize foundation repair work. They serve as a legal agreement that the project will comply with local building codes. 3. Engineer Approval for Repair Plans In many cities and counties, pulling a permit requires a structural engineer's stamp of approval on the foundation repair plan. This engineer’s review ensures that the proposed work meets structural safety standards. Make sure to retain the permit application and any documents signed by the engineer. 4. Engineer Certification for Installed Piers As part of the repair process, foundation piers may be installed to stabilize the structure. Before the piers are buried and covered, a structural engineer should inspect and certify their proper installation. The certification should be documented, verifying that the piers meet safety and quality standards. 5. Conduct Hydrostatic Plumbing Tests It's recommended to perform a hydrostatic plumbing test before the foundation repair begins and again once it's completed. This test checks the integrity of your drain or sewer line, especially since water leaks under a slab foundation can cause damage to any repairs made. If your plumbing fails the test, additional repairs may be necessary before proceeding with the foundation work. Keep the test results, including the "pass" documentation after completion. Documents to Keep After the Project is Complete The Original Proposal & PAID Invoice This document outlines the agreed-upon work, including the type of repairs, costs, and timeline. It acts as a reference for the scope of work that was performed. The Permit The repair company should provide you with a copy of the closed permit, indicating that the project was completed according to local regulations and is now finalized. Certification of Installed Piers This letter or certificate from a structural engineer specifies the number of piers installed and confirms their compliance with industry standards. Completion Report by the Structural Engineer Upon the project’s completion, a final report from the structural engineer certifying that all repairs were done correctly and are structurally sound is a must-have document. Hydrostatic Plumbing Test Results The final documentation of your plumbing test should state that your system passed the test, ensuring there are no leaks under your foundation that could compromise the repairs. Warranty Certification The Warranty certification should have a basic summary of what you are entitled to. The original agreement is what houses the details of the warranty and what it covers and excludes. Be sure you read and understand it thoroughly. Ensuring that you have the proper documentation before, during, and after a foundation repair project is essential for both the structural integrity of your home and any future legal or resale considerations. By working with a reliable foundation repair company like Risen Foundation Solutions, you can feel confident that all necessary steps will be taken to protect your property and that you will have all the paperwork you need for peace of mind. Foundation Repair Job in San Antonio: Installing 38 Structural Steel Piers At Risen Foundation Solutions, we’re proud to serve homeowners in San Antonio, Texas, with expert slab foundation repair services. Recently, we completed a major project that involved installing 38 structural steel piers to restore stability and levelness to a home’s slab foundation. Here’s a closer look at the process and the importance of these repairs. The Problem: A Settling Foundation This San Antonio home had been experiencing foundation settlement, a common issue in Texas due to the region’s expansive clay soils. As the soil beneath the home shifted and expanded, the foundation began to crack and sink, leading to uneven floors, sticking doors, and cracks in the walls. Without intervention, these problems would only worsen, potentially causing significant structural damage. The Solution: Installing 38 Structural Steel Piers After a thorough inspection of the home, our team at Risen Foundation Solutions developed a plan to stabilize the slab foundation using 38 structural steel piers. These piers were strategically placed both around the exterior and inside the home’s foundation to provide comprehensive support. Key Steps in the Installation: Excavation and Pier Placement Our crew excavated the soil around the slab foundation and drilled deep into the ground to reach stable soil layers. This ensures the piers have a strong base to support the home, bypassing the shifting clay soils. Structural Steel Piers We installed 38 high-quality structural steel piers designed to provide long-lasting support. These piers were positioned using the American Society of Civil Engineer (ASCE) guidelines to lift and stabilize the home, preventing further settling. Leveling the Foundation Using hydraulic jacks, we carefully lifted the home to a more level position, reducing the slope and unevenness in the structure. Backfill and Cleanup Once the piers were installed and the foundation was leveled, we backfilled the excavated areas and cleaned up the site, leaving the property in pristine condition. Lifetime Warranty for Peace of Mind At Risen Foundation Solutions, we stand behind our work. That’s why we offer a lifetime warranty on the structural steel piers installed during this project. This warranty provides the homeowner with confidence that their foundation will remain stable and protected for years to come. Structural Engineer Certification Once our piers are installed to lift your foundation and level your home, we have a best-in-class Foundation Lift team that executes a consistently positive result and stabilization, leaving you with new elevations to stabilize the home. Not only are our lift officers hand selected by our Chief Foundation Officer, but they also go through a rigorous training process of internal certification. That process is then proven by third party structural engineers that certify the lift and stabilization finalizing the project and certifying the work performed. Why Choose Risen Foundation Solutions? Foundation issues can be overwhelming, but with the right team and proven methods, they can be resolved effectively. Our experience, dedication to quality, and use of the best materials ensure that every job we complete meets the highest standards. For this San Antonio home, the installation of 38 steel piers has brought the structure back to a level and stable state, protecting it from further damage.
